PLANS for 110 new homes in Hollins Green, Warrington, will lead to more than £900,000 being invested in the local area.

We purchased the 10.5-acre site off Manchester Road in April 2024 with outline planning and then worked up a reserved matters application to Warrington Council that we submitted in August 2024; it was approved this week, just six months later. The newly approved plans include 77 contemporary homes for private sale plus 33 affordable homes, an equipped play area and green, open space.

Michael Orgill, managing director at Prospect Homes, said: “This site promises to be a positive addition to the area. The land was allocated for residential development within the new local plan and it’s one of the first green belt release sites to come through. We worked closely with Warrington Council to secure a quick resolution to enable much needed new homes to be delivered for the community. Along with new homes the site will achieve a 10% Biodiversity Net Gain meaning habitats for wildlife will be left in a measurably better way. It’ll also retain and translocate existing hedges.”

Across the development a mix of two, three and four-bedroom homes will be built, to cater for local housing need.

The 30% affordable homes will be available for rent, shared ownership and under the First Homes scheme.

The development will also lead to more than £900,000 of community investment, agreed during the planning process in the shape of S106 commitments payable to the local authority. The funding will be allocated to education, sports and health facilities, and greenbelt mitigation.

We are advising first time house hunters to buy a home before changes to stamp duty come into play.

Sam Palin, head of sales, at Prospect Homes said: “In September 2022, the Government announced a temporary increase to the thresholds above which Stamp Duty must be paid. However, this temporary relief will end on 31 March 2025 so any transaction completed after this date will be subject to higher Stamp Duty rates that will significantly impact first time buyers going into next year.”

Current stamp duty rates and exemptions on residential properties are*:

  • First-time buyers purchasing a property below £425,000 pay no stamp duty on the property’s value

Non-first-time buyers pay:

  • 0% for the first £250,000
  • 5% on the portion from £250,001 to £925,000
  • 10% from £925,001 to £1.5 million
  • 12% on the portion over £1.5 million

Changes to the rates of relief include:

  • First time buyers will pay no stamp duty on properties valued less than £300,000

Non-first-time buyers to pay:

  • 0% for the first £125,000.
  • A new 2% rate will be introduced for properties valued from £125,000 up to £250,000
  • 5% on portion from £250,001 to £925,000

Sam continued: “For example, if you’re buying your first home costing £400,000 you would currently not pay any stamp duty at all; however from 31 March 2025 you’d owe £5,000** so now really is the time to get the process started to avoid having to pay this.”

Prospect Homes is sponsoring an inspiring day for women in business in Halton.

The ‘Actually She Can’ event, organised by the Mayoress, Andrea Wainwright, as part of the Mayor’s Charity Fundraising events, will take place in February 2025 and will offer women a unique opportunity for personal growth and professional development in the workplace. It will also be investing in the future female talent in Halton Borough by raising money which will be used to create bursary opportunities for young people in Halton, to support them into higher education or apprenticeships.

LIVERPOOL-based homebuilder Prospect Homes has been named an award winner in two categories of the UK Property Awards.

Mitton Grange in Whalley has won Residential Development 20+ Units for Lancashire and a show home at Bridgemere in Burscough won Residential Interior Show Home for Lancashire.

The company will find out on Friday 25th October whether either of its winners have achieved the highest level of accolade – the coveted Five Star award – during the ceremony at the Royal Lancaster Hotel.

The UK Property Awards are judged by an independent panel of over 100 industry experts and focuses on design, quality, service, innovation, originality, and commitment to sustainability.

The judging panel is chaired by Lord Best, Lord Waverley, Lord Thurso and The Earl of Lytton, members of the House of Lords in the UK Parliament.

Mitton Grange is a collection of 50 homes in the sought-after village of Whalley. Down to the final homes, the popular development enjoys a prime location with easy access to local amenities, schools and transport links.

Michael Orgill, managing director at Prospect Homes, said: “Mitton Grange was where we launched nine brand new house styles and they have attracted a wide range of buyers, from first time buyers to downsizers who want to live in the picturesque village.

The UK Property Awards are one of eight regional heats – alongside Arabia, Europe, Africa, Canada, Central & South America, the Caribbean, USA, and Asia Pacific – with the highest scorers in each of the categories going on to compete at the International Property Awards at the end of the year.
