PLANS for 110 new homes in Hollins Green, Warrington, will lead to more than £900,000 being invested in the local area.
We purchased the 10.5-acre site off Manchester Road in April 2024 with outline planning and then worked up a reserved matters application to Warrington Council that we submitted in August 2024; it was approved this week, just six months later. The newly approved plans include 77 contemporary homes for private sale plus 33 affordable homes, an equipped play area and green, open space.
Michael Orgill, managing director at Prospect Homes, said: “This site promises to be a positive addition to the area. The land was allocated for residential development within the new local plan and it’s one of the first green belt release sites to come through. We worked closely with Warrington Council to secure a quick resolution to enable much needed new homes to be delivered for the community. Along with new homes the site will achieve a 10% Biodiversity Net Gain meaning habitats for wildlife will be left in a measurably better way. It’ll also retain and translocate existing hedges.”
Across the development a mix of two, three and four-bedroom homes will be built, to cater for local housing need.
The 30% affordable homes will be available for rent, shared ownership and under the First Homes scheme.
The development will also lead to more than £900,000 of community investment, agreed during the planning process in the shape of S106 commitments payable to the local authority. The funding will be allocated to education, sports and health facilities, and greenbelt mitigation.
